3. Coverage limitations that some insurers may have on a policy (such as a sublimit or roof limitations)
4. Some ways to prevent a loss and to avoid/mitigate an insurance claim (tenant screening, regular inspections, sewer backup valves, rubber roof)
5. Some key insurance features to look for as a property owner (example: why a small difference in the rental income indemnity periods {12 months vs 18 months} can mean collecting longer periods of loss rents from the insurer vs out-of-pocket sooner)

Working Session 10: How to calculate the Debt Coverage for Multi Residential, Mixed Use and Small Multiplexes

In this session, Dalia will teach you how to calculate the Debt Coverage for multi residential, mixed use and small multiplexes (and what to account for in terms of adjustments (that the lenders use) to determine the maximum loan amount the property can support under Commercial financing (both conventional and CMHC).

This DCR method can also be used to group together small residential properties and finance them under the commercial guidelines; which is a method used once all options have been exhausted on the residential side due to portfolio size, ratios or personal income.

You will have access to a calculator that they developed and go through real apartment building/small residential deals.
